    Conveyancing searches are in essence, ‘checkups’ for the proposed property transaction.  The types of conveyancing searches which you may require can vary depending on the type of property, whether it is a house, unit or a vacant block of land.  They can also vary depending on where abouts the property is located.

    Conveyancing searches in Brisbane for example normally include, Title searches, Land Tax Searches, Brisbane City Council searches, Main Roads Department searches, there are quite a few more than this which are recommended.

    Let us run through a couple of them :-

    QLD Title Search – A Queensland land title search shows specific information relating to the ownership, encumbrances, and property description.  It is essentially an official Government record showing who owns the property, if there are any mortgages, caveats, registered easements and also administrative advices such as QBSA owner builder status.  One of these searches is typically conducted up0n the initial stages of a conveyancing contracts life-span to establish particulars.  Another search is conducted on the day of settlement by the purchaser to ensure that no other dealings, mortgages transactions have been lodged on title and in particular to make sure that the transfer to the new owner can be effected properly and without hinderance.

    Main Roads Search-  A Queensland Department of Main Roads search will reveal if there are any proposed motorway infrastructure plans that may affect your property.  This search will essentially show you if the property is subject to resumptions or if the Government is going to be widening roads near by that may encroach on your property.  This is a particularly important search in areas of high population density such as Brisbane or Gold Coast where infrastructure upgrades are frequent.

    Searches are a relatively low cost item when compared to the price tag on residential property nowadays, and they certainly should always be completed.  QLD Conveyancing is a time conscious procedure, and these searches should be completed well in advance of settlement to ensure your rights are protected, and any adverse results can be dealt with accordingly.
